Capstone is a groundbreaking mixed-use residential development in Kelowna, BC, that redefines sustainable and affordable housing. This nine-storey building is the latest addition to the National Society of Hope’s Apple Valley community, providing 122 affordable rental homes for individuals, families, seniors, and people with disabilities. Designed to meet the pressing need for inclusive housing, Capstone stands as a testament to modern, community-driven development.

The project’s striking use of mass timber showcases the potential of this sustainable material in large-scale construction. The structure incorporates MTC Solutions’ ASSY fasteners and mass timber straps (such as the MTS-i 40) to ensure strength and resilience, while its mass timber components bring warmth and natural aesthetics to the interior spaces. The building goes beyond visual appeal, exceeding BC Energy Step Code requirements through features like triple-glazed windows, central heat recovery ventilation, and a highly efficient central boiler system. These elements contribute to both environmental sustainability and lower energy costs for residents.

Capstone also reflects a thoughtful design process tailored to meet the challenges of affordability and sustainability. The use of encapsulated mass timber balances energy efficiency and fire safety while keeping construction costs manageable. Every detail, from the choice of materials to the integration of efficient systems, was carefully planned to align with the community’s needs and long-term sustainability goals.

While the project owes its success to a collaborative effort, Capstone’s impact speaks for itself. By blending innovative construction methods with a deep commitment to affordability and environmental stewardship, it serves as a model for future developments in British Columbia and beyond.
