1313 East Pender, also known as 440 Clark Drive, is a five-storey mixed-use industrial and office building in Vancouver, British Columbia. Located along the Clark Drive corridor, the project combines three levels of industrial space with two mass timber office floors constructed using glulam beams and ribbed CLT panels to achieve longer spans, maximize open workspaces, and showcase the exposed timber structure. Designed to meet the demands of a dense urban site, the building balances functionality, efficiency, and modern timber design.
MTC Solutions supplied structural hardware and beam hangers to support the mass timber office levels, contributing to the efficient installation and long-term performance of the structural system. By integrating reliable connection solutions into the prefabricated timber structure, the project demonstrates how mass timber can be successfully incorporated into industrial and commercial developments while delivering the speed, precision, and flexibility required for modern construction.
